Leasebrook owns commercial real estate across the United States and operates every building in its portfolio itself. The portfolio is concentrated in two asset types we know from the inside, multi-tenant office buildings and neighborhood retail strip centers, and extends to other commercial property types.
Owner and operator, one and the same
Most commercial buildings are run by a management company working for an owner it may never see. Leasebrook does not work that way. We own the buildings, we staff them, we hire and supervise the vendors, we lease the space, we keep the books, and we spend the capital. We do not manage property for anyone else, and we do not hand our own buildings to anyone else to manage. The habits that come from carrying the long-term risk of an asset are the habits our tenants benefit from: spend where it earns a return, fix problems before they become capital events, keep tenants by treating them as customers, and tell the truth about operating costs.
Commercial only
We own office buildings, retail centers, industrial and flex buildings, medical office, and the commercial components of mixed-use projects. We own no residential property. The specialization is deliberate. Commercial leases, tenants, systems and capital cycles are different enough from residential that a company trying to do both ends up doing one of them as a sideline.
Nationwide
Leasebrook is organized to own and operate property anywhere in the United States. Vendor networks, on-site coverage and local compliance are built building by building, in whatever market the building sits. Our corporate mailing address is in Las Vegas, Nevada; our work is wherever the buildings are.
How we work with tenants
Tenants in a Leasebrook building have a named property manager on our own staff, a published way to reach the building after hours, and a landlord who can answer a question without checking with someone else. We lease for the long term, and the long term is made of tenants who renew.
How we work with brokers and sellers
We acquire commercial property nationwide and we lease our own space. Brokers with a tenant requirement, a listing, or a building for sale deal directly with the decision-maker, and cooperating commissions are honored as stated in writing. See For Brokers.
