Leasebrook works with brokers on both sides of its business: leasing the space in buildings we own, and acquiring commercial property for the portfolio. In both cases the broker deals with the people who own the real estate, and decisions are made quickly.
Leasing: representing a tenant
Brokers representing tenants are welcome in every Leasebrook building. We provide current availability, floor plans and lease terms on request, tour promptly, and respond to proposals in writing. Cooperating commissions are stated in writing for each listing and are paid as agreed at lease execution. We do not change the terms after the fact.
To discuss a requirement, call or email with the market, the size range, the use and the timing. If we do not have a fit today, we will say so.
Acquisitions: representing a seller
Leasebrook acquires commercial real estate nationwide for its own account. We are a direct buyer, not a syndicator, and we hold what we buy.
What we buy
- Multi-tenant and single-tenant office buildings, suburban and urban.
- Neighborhood and convenience retail strip centers, anchored or unanchored, including freestanding retail and pad sites.
- Industrial, warehouse and flex buildings.
- Medical office buildings.
- The commercial components of mixed-use projects and other specialty commercial property.
- Any U.S. market.
What we do not buy
- Residential property of any kind, including apartments and the residential component of mixed-use buildings.
How we work
- A short conversation about the property, then a written indication of interest if there is one.
- Underwriting from the rent roll, leases and operating history, with site visits scheduled promptly.
- Realistic timelines and a closing process run by people who have done it before.
- Buyer's broker and cooperating arrangements honored as stated in writing.
Send an offering memorandum, or simply the address and a sentence or two, to info@leasebrook.com, or call 702-389-3388.
