For Tenants

Information for businesses that lease space in a Leasebrook building.

Businesses that lease space in a Leasebrook building deal directly with the owner. There is no outside management company; the property manager assigned to your building is on Leasebrook's own staff. This page explains how to reach us, what to expect, and how the most common tenant matters are handled.

Reaching property management

During business hours, call 702-389-3388 or email info@leasebrook.com. Your lease and your move-in letter also identify the property manager assigned to your building and the direct line for that manager.

After-hours emergencies

A building emergency is anything that threatens life, safety or the property: fire, flooding or active water leaks, loss of power or HVAC to the whole building, elevator entrapment, a security incident, or a condition that makes the premises unsafe. For emergencies, call the main number at any hour. Calls are answered and routed around the clock. For fire, medical emergencies or crimes in progress, call 911 first, then the building.

Maintenance requests

Non-emergency requests, such as lighting, temperature adjustments, plumbing issues within your suite, restroom supplies in common areas, or signage, should be reported to your property manager by phone or email with the suite number and a short description. Requests are acknowledged and scheduled; anything that cannot be resolved on the first visit will be explained along with the expected completion.

Rent, operating expenses and statements

Rent is due as stated in your lease. Operating expense estimates (commonly called CAM, taxes and insurance) are set at the start of each year from the property budget and reconciled against actual costs after year-end. Reconciliation statements show each expense category, the property total, and your pro-rata share. If you have a question about any line, ask; supporting invoices are available for review.

Insurance certificates

Most leases require the tenant to carry liability and property insurance and to provide a certificate naming Leasebrook as an additional insured. Certificates should be sent to your property manager at move-in and at each renewal. We track expirations and will remind you before a certificate lapses.

Alterations and signage

Changes to the premises, including cabling, electrical work, wall changes and signage, require the owner's written consent as provided in your lease. Submit a description of the proposed work and the contractor's information to your property manager before starting. Because the owner reviews the request directly, approval is typically quick for work that is within the lease's parameters and performed by licensed and insured contractors.

Move-in and move-out

At move-in, we walk the suite with you and document its condition, provide keys and access credentials, and confirm building rules, hours, loading and parking arrangements. At move-out, the lease governs the condition the premises must be returned in; we walk the suite with you again, document it, and reconcile the security deposit in accordance with the lease.

Building rules

Each property has rules and regulations covering hours, deliveries, common areas, parking, HVAC after hours and similar matters. They are part of your lease and are applied evenhandedly to every tenant in the building so that the property works for everyone.

Who do I call if my suite has no heat or air conditioning?

Call the main number, 702-389-3388. During business hours the call goes to your property manager; after hours it is routed to on-call coverage. Whole-building HVAC loss is treated as an emergency.

Can I see the invoices behind my CAM reconciliation?

Yes. Supporting invoices for the expense categories on your reconciliation statement are available for review on request to your property manager.

How do I renew my lease?

Contact your property manager. We start renewal discussions well before expiration and will reach out to you, but you are welcome to begin the conversation at any time.
