Industrial and Flex

Warehouse, distribution, light manufacturing and flex buildings in the Leasebrook portfolio.

Industrial and flex buildings are part of the Leasebrook portfolio alongside office and retail. These properties are usually leased on a net basis, with the tenant responsible for much of the day-to-day maintenance, which makes the owner's job one of oversight, documentation and timely capital work on the components the owner keeps.

How we operate industrial and flex buildings

  • Lease administration. Maintenance obligations, HVAC service records, insurance certificates, permitted-use provisions and environmental covenants are tracked, so that renewals and expansions proceed without surprises.
  • Roof, structure and site. Owner-responsibility items are on a scheduled inspection and capital program: roof membranes, structural elements, paving, truck courts, drainage and site lighting.
  • Direct owner contact. Expansion requests, dock and door work, racking and utility upgrades that require owner consent are answered by the owner, promptly.
  • Multi-tenant flex operations. Where common areas exist, the same operating and expense-recovery discipline we apply to office and retail.
  • Renewals and re-leasing. Renewal conversations start early; when a space is coming vacant, it is marketed directly and through cooperating brokers.
Does Leasebrook manage industrial property for other owners?

No. Leasebrook operates only the buildings it owns.

Does Leasebrook buy industrial buildings?

Yes. Warehouse, distribution and flex properties are acquired nationwide where the real estate and the tenancy make sense. Call or email with the property details.
