Tenant Services

A named manager, a published standard, and an owner who answers.

The reason to lease from an owner-operator is that the person who takes your call can also make the decision. Leasebrook tenants deal with a property manager on our own staff, backed by the owner, with no management company in between.

What tenants can expect

  • A named property manager for the building, reachable by phone and email, who knows your suite and your lease.
  • Acknowledged and scheduled requests. Maintenance requests are acknowledged, scheduled and tracked; anything that cannot be resolved on the first visit is explained along with the expected completion.
  • After-hours coverage. The main number is answered at any hour and routed to on-call coverage for building emergencies.
  • Regular contact. The manager checks in with each tenant's decision-maker on a regular cycle, to hear about problems early and to learn about the tenant's plans.
  • Quick consents. Requests for alterations, signage and similar matters are reviewed by the owner directly, so approvals for work within the lease's parameters are typically fast.
  • Straight answers on operating costs. Operating expense estimates and reconciliations are explained, and supporting invoices are available to any tenant who asks.

Move-in and move-out

At move-in, the manager walks the suite with you, documents its condition, provides keys and access credentials, and confirms building rules, hours, loading and parking. At move-out, the lease governs the condition of the premises; the manager walks the suite with you again and the security deposit is reconciled as the lease provides.

Building rules

Each property has rules and regulations covering hours, deliveries, common areas, parking and after-hours HVAC. They are part of the lease and are applied evenhandedly so that the building works for every tenant.

Is there a tenant portal or online form?

No. Leasebrook tenants reach their property manager by phone or email, which puts a person on the other end of every request.

Who makes decisions about my lease?

Leasebrook. The owner is the landlord, and the property manager you deal with is on Leasebrook's own staff.
