Retail and Strip Centers

Neighborhood strip centers and convenience retail, owned and operated by Leasebrook.

Retail strip centers are the second pillar of the Leasebrook portfolio. We own neighborhood and convenience centers for our own account, from a single-building strip with a handful of service tenants to larger anchored and unanchored centers, and we operate every one of them ourselves.

What makes retail different

A strip center is a collection of small businesses sharing a parking lot, a sign and a reputation. Every operating decision affects every tenant's sales: how the lot is lit and swept, how quickly a vacancy is filled and with what kind of use, how the pylon sign is managed, how deliveries and dumpsters are handled, and how disputes between neighboring tenants get resolved. We operate our centers for their commercial health, not just their physical condition.

What a tenant gets in a Leasebrook center

  • A deliberate tenant mix. We keep a merchandising plan for every center so that each new lease strengthens the center rather than cannibalizing an existing tenant, and we honor the exclusives we grant.
  • Common areas that are kept up. Parking lot maintenance, sweeping, lighting, landscaping, and storm response where applicable, on a documented inspection routine.
  • Transparent CAM, tax and insurance charges. Estimates set at the start of the year, actuals tracked by category, reconciliations delivered on time, and backup available to any tenant that asks.
  • Signage and visibility. Pylon and fascia sign programs and storefront standards that keep the center looking leased and active.
  • Fast response. Roof leaks, HVAC failures and plumbing problems that can close a small business for a day are treated with that urgency, with after-hours coverage.
  • Capital reinvestment. Roof, parking surface, façade and lighting programs funded by the owner on a multi-year calendar and sequenced to limit disruption.

Anchored and unanchored centers

An anchored center carries the complexity of the anchor's lease: co-tenancy clauses, restrictive covenants, shared-parking agreements and reciprocal easements. An unanchored strip depends entirely on its tenant mix and its location. We own both types and operate each according to the documents that govern it.

Does Leasebrook lease its own retail space?

Yes. Leasing is handled by Leasebrook directly, with cooperating brokers welcome. We pursue prospects through brokers and by canvassing local operators, and we negotiate leases that protect the center's existing tenant mix.

How are CAM charges handled?

Estimates are set annually from the budget, billed monthly, and reconciled against actual expenses after year-end. Each tenant's reconciliation statement shows the categories, the center totals, and the tenant's pro-rata share, and supporting invoices are available on request.

Does Leasebrook buy strip centers?

Yes. We acquire neighborhood and convenience retail centers nationwide. Owners and brokers with a center for sale can call or email with the property details.
