Not every commercial property fits a single category. The Leasebrook portfolio includes the commercial portions of mixed-use buildings and other commercial property types, all operated by Leasebrook directly.
Mixed-use buildings
Where Leasebrook owns the commercial component of a building with residential or hospitality use above, we operate the retail and office suites, their leases and their common areas, and we coordinate with the residential or hotel operator on shared systems, loading, parking and expense allocations, documenting the allocations so that each party's share is clear. We do not own or operate the residential component.
Other commercial property types
Among the other property types in the portfolio or within our acquisition criteria are:
- Professional and service buildings occupied by dental, veterinary, legal, insurance and similar practices.
- Automotive and service retail, including freestanding buildings with specialized use clauses.
- Educational and institutional commercial space leased to private schools, training providers and nonprofits.
- Ground leases and land holdings held for income or future development.
Does Leasebrook own any residential property?
No. Leasebrook is a commercial-only owner. In a mixed-use building we own and operate the commercial component only.
Will Leasebrook consider buying a property that does not fit these categories?
If it is commercial, yes. Call to discuss it.
