Leasing Our Buildings

Space in Leasebrook office buildings and retail centers, leased directly by the owner.

Every suite in a Leasebrook building is leased by Leasebrook. There is no listing agent between a prospective tenant and the owner, which means questions about rent, term, improvements and timing are answered by the people who can actually decide them.

Finding space

Current availability in any Leasebrook building is a phone call or email away. Tell us the market, the size range, the use and the timing, and we will send floor plans and terms for anything that fits. Tours are scheduled promptly, usually with the property manager who will be running the building after you move in.

Working with brokers

Tenant-representation brokers are welcome in every Leasebrook building. Cooperating commissions are stated in writing for each listing and paid as agreed at lease execution. We respond to proposals in writing and we do not change the terms after the fact. See For Brokers.

What a Leasebrook lease looks like

Our leases are written in plain language and the economic terms match what was discussed. Operating expense provisions are explained before signing, including what is included, what is excluded, how the pro-rata share is calculated and when reconciliations are delivered. Renewal options, assignment rights and restoration obligations are negotiated openly rather than buried.

Tenant improvements

When a lease includes improvements, Leasebrook scopes the work from the lease exhibit, prepares or coordinates drawings, bids the work to licensed contractors, manages permitting and schedule, and delivers the space on the date in the lease. Allowances and any over-allowance costs are tracked and shown to the tenant.

Renewals

A renewed tenant is the most valuable occupancy a building will ever have, and we treat renewals accordingly. The conversation begins twelve to eighteen months before expiration for larger tenants and nine to twelve months for smaller ones, with a review of the space's condition and a proposal that reflects both the market and the value of a tenant who has been good to the building.

Retail tenant mix

In our strip centers, leasing decisions are merchandising decisions. We keep a tenant-mix plan for each center that identifies the uses the center needs, the uses that would conflict with existing exclusives, and the co-tenancy effects of each prospect, so that every new lease strengthens the center as a whole.

Does Leasebrook lease space in buildings it does not own?

No. Leasebrook leases only the space in its own portfolio. We do not act as a leasing agent for other owners.

Does Leasebrook pay cooperating broker commissions?

Yes. Cooperating brokers are compensated according to the commission terms stated in writing for each listing.
